They can build more towers. Not more coastline.

Dubai will hand over roughly 331,000 new homes by 2030. Almost none can ever sit on the water. Watch the eleven-minute briefing on what that means for your money.

The argument

Coastline is a line. A city is an area.

As a city grows outward, its inland land grows with the square of its radius. Its waterfront only grows along one edge. Every new inland community dilutes the share of homes that can ever face the sea.

Dubai is manufacturing new coastline (Palm Jebel Ali adds about 110 km, Dubai Islands about 40), so we won't tell you there's no more water. We'll tell you it is slow, state-led, and dwarfed by inland supply. That's scarcity argued precisely.

01
Scarcity~331,000 homes coming by 2030. New coastline takes decades: Palm Jebel Ali was announced in the early 2000s; first deliveries are targeted for 2027.
02
AccessAlmost every prime plot starts life with a state-linked master developer: Nakheel, Meraas, Emaar, Aldar, Modon. The land was never on the open market.
03
PreservationFitch forecast a correction of up to 15% (May 2025) and, in the same note, called prime locations "more resilient to downturns".
04
LifestyleA marina is an economy, not a view. Superyacht sales rose 70% in 2025; Dubai Harbour holds 700 berths for yachts up to 160 m.
05
GuidanceDozens of islands and masterplans across two emirates. The right one depends on what you want the property to do.
Not all waterfront is equal

Six tiers. Six supply curves. Six premiums.

A canal, lagoon or creek view can be engineered almost anywhere. Private sand cannot. When a listing says "waterfront", the first question is: which tier?

01Water viewYou can see it. You don't own a relationship with it.
02WaterfrontThe building sits directly on the water.
03Canal, creek, lagoonReal waterfront living; different supply and demand.
04Marina-frontWater plus berths, promenade, hospitality and an economy.
05BeachfrontDirect access to usable sand, every day.
06Private beachDirect water access. The smallest supply of all.

On Jumeirah Bay, beachfront homes trade at roughly 50% above non-beach waterfront homes on the same island. Khaleej Times, Sept 2025.

Match the waterfront to the goal

Holiday home, income or growth? The right island is different for each.

The same budget buys very different outcomes depending on the objective. Most serious buyers blend two or three, which is why a portal can't answer this for you.

GoalWhat matters mostWhere to look first
Second or holiday home

Beach access, privacy, hospitality on the doorstep, lock-and-leave.

Tell Us Your Goal

The first question we ask isn't your budget. It's what you want the property to do.

The map

You've probably heard of five of these. There are at least twenty.

Waterfront in the UAE is not one product. It spans two emirates, dozens of islands and masterplans, and every stage of maturity. chalk's role is to map the whole field and narrow it to the right island, project and unit.

The names people know

Established, liquid, globally understood.

  • Palm JumeirahThe global icon. 29% of Dubai's $10m+ sales in 2024.
  • Jumeirah BayUltra-prime beachfront island. Very few plots.
  • Dubai MarinaThe largest man-made marina in the world; deep rental and resale market.
  • Emaar BeachfrontPrivate beach beside Dubai Harbour's 700-berth superyacht marina.
  • Saadiyat IslandAbu Dhabi's prime beach address and museum district.
  • Yas IslandEntertainment-led, Yas Marina, strong short-stay demand.
  • Reem IslandCentral, established, apartment-led Abu Dhabi waterfront.

The ones most buyers haven't heard of yet

Earlier stage, different theses, and the map keeps changing.

  • Palm Jebel AliDubai50% larger than Palm Jumeirah, ~110 km of new coastline, deliveries from 2027. Second in $10m+ sales, 2024.
  • Dubai IslandsDubaiFive islands, 60+ km of waterfront, 20+ km of beach. Not every island or project makes sense.
  • Dubai PeninsulaDubaiH&H's 210-acre ultra-prime coast beside Four Seasons: Aman (2027), Rosewood (2029), a superyacht marina.
  • Bayn, GhantootBetweenORA's coastal masterplan between the two cities: 1.2 km beach, marina, AED 2.7bn sold in 2025.
  • Fahid IslandAbu DhabiAldar's AED 40bn wellness island between Yas and Saadiyat, 4.6 km of beach.
  • Hudayriyat IslandAbu DhabiModon's 51m m² sport and leisure-led island masterplan.
  • Ramhan IslandAbu DhabiEagle Hills' private resort island off Saadiyat: beach villas and a marina.
  • Marsa Al SaadiyatAbu DhabiSaadiyat's final phase: Abu Dhabi's largest marina, 5.6 km of beach, AED 100bn GDV.
Yield isn't the only return

The same one-bedroom, from AED 1.9m to AED 3.7m.

The most established addresses carry the highest capital values and the lowest yields. Marina and Creek Harbour offer lower entry and stronger income. Neither end is wrong. They're different trades.

The chalk way

We don't sell whichever project launched this week.

We start with what you're trying to achieve, map the whole field across both emirates, and narrow it to the right island, project and unit. We'll tell you when the yield is better inland, and when a launch isn't worth your time.

The marina effect

A marina isn't a view. It's an economy.

Yachts are a proxy for net worth, and anyone paying $2m to $4m a year to run one wants to live within walking distance of it. Where the boats are, dining, hotels and retail follow. Then the residents. Where the yachts dock, the best of the city follows.

+70%

rise in global superyacht sales in 2025, to $8.5bn. Dubai and Abu Dhabi are named among the emerging hotspots.

Property values around Porto Montenegro roughly doubled in seven years after a naval base became a superyacht marina. The UAE's marinas are at that stage now.

How we work

"I want waterfront" isn't a decision. It's the start of eleven questions.

Most listings answer none of them. That's not a criticism of listings. It's why advisers exist.

Which emirate and destination?
Which island or sub-location?
Which developer, and what have they actually delivered?
Which plot and orientation?
Beachfront, marina-front, canal, lagoon, or just a water view?
Can the view be protected?
What is the future competing supply?
Who is the likely tenant, and who is the eventual resale buyer?
What stage of the masterplan are you entering?
What are the service charges and the realistic net income?
Is the objective yield, appreciation, preservation, personal use, or a combination?

Bring us a property. We'll answer all eleven.

Been offered something on Dubai Islands, Palm Jebel Ali or Saadiyat? Send it over. We'll run the filter on it, no charge, and tell you honestly whether it fits your objective.

Who's advising you
chalk began with a simple idea. Slow the process down. Remove the noise. Bring trust back into Dubai real estate.

"The buyer at this level is persuaded by restraint. So we lead with the fact, date every statistic, and say out loud when the better trade is inland. Our job isn't to sell the launch of the week. It's to find the right piece of waterfront for the right objective."

Questions we're asked most.

No, and we'll say so. Gross yields on waterfront are often lower than inland, and inland prime (Emirates Hills, Dubai Hills, District One) performs well too. The waterfront case is capital preservation and growth first, income second. If income is your only objective, we'll point you elsewhere.

No. Roughly half the UAE's waterfront story is in Abu Dhabi: Saadiyat, Yas, Fahid, Hudayriyat, Ramhan, Marsa Al Saadiyat, plus Bayn at Ghantoot in between. We advise across both emirates because the right answer is often in the one you weren't looking at.

Yes, and that's the ideal first conversation. Send it over and we'll run the eleven questions on it: island, plot, developer record, view protection, competing supply, likely tenant and resale buyer, service charges. No charge, and an honest answer either way.

No. chalk was founded in London for UK and international investors and works across both markets. Most clients complete their first call, shortlist and reservation from home.
